Changes to The Law Society Conveyancing Property Information Forms
The Law Society has issued a revised version on the TA6 Property Information Form which from the 25th June 2024 will be the only version that should be used in property transactions. The form has been updated to include information that the National Trading Standards Estate and Letting Agency Team (NTSELAT) says should be disclosed on a property listing. The idea behind the new form is that a client should contact their solicitor and complete this form earlier in order that more information can be used for marketing the property. This should give buyers an increased knowledge of the property and reduce the likelihood of the transaction falling through at a later stage when extra information is revealed.
The TA6 Property Information Form changed can be viewed on the Law Society website and include changes such as:-
• The form asks the client for the unique property reference number (UPRN) and the council tax band of the property.
• The form enquires about whether the property is freehold, leasehold, shared ownership or commonhold and asks for details in relation to the ground rent and service charge.
• The form asks about any restrictive covenants that affect the use of the property.
• The form also requires information which will be revealed within searches about flood risk & costal erosion, mining, drainage and sewerage and also connected services.
Along with the TA6, the Law Society have also issued an updated version of the TA7 Leasehold Information Form to be completed alongside the TA6 if the property is Leasehold. This form will also become mandatory from the 25th June 2024.
Both forms come with updated explanatory notes for the sellers and buyers to read alongside the forms in an aim to help clients understand the new changes. The notes will also provide the client with a list of possible documents that they will need to supply their solicitor with.
